Leasing Information and Forms

  • A Rental Application form (click on link to access and printout this form) must be completely filled-out and submitted by each person in your group prior to lease execution. Be certain to list the street address of the home or apartment you are interested in leasing on your package of applications when you drop them off at our office.  If no one is in the office please insert the applications under the door in an envelope.
  • Please consider listing more than one home or apartment on your application in the event one of your choices has been leased.
  • We do not charge an application fee.
  • All leases are for 12 months.
  • Rents are paid by semester on August 1st, December 1st, and April 1st, in lieu of monthly payments.
  • You can view or download the components of the Lease Agreement (click on link to access and or print the documents) at your convenience.  It is composed of a) Rental Agreement; b) Rules and Regulations; c) Rental Supplement; d) Occupancy Log; e) Lead Warning Statement; and f) City of East Lansing Lease Addendum.
  • Security deposits/Cleaning fee:
    • For Houses security deposits are the lesser of $1100 or 1 ½ months rent per person. A non-refundable (preparation) cleaning fee of $200.00 is also collected. A minimum deposit of $500 per person will be required when the rental agreement is signed.  The balance of the security deposit and cleaning fees are due within two weeks of signing or by agreement.
    • For Apartments and Studio’s security deposits are $500 per person. A non-refundable (preparation) cleaning fee of $150 per person is also collected.  A deposit of $300 per person will be required when the Rental Agreement is signed. The balance of the security deposit and cleaning fees are due within 2 weeks of signing or by agreement
  • All Floor plan measurements are approximate size.
  • No Pets.
  • We will call you when your rental applications are approved.  You must schedule an appointment within two days of the acceptance to sign the lease agreement.  If you have not completed a lease within that timeframe, we will offer the unit to the next group.
  • All members of your group must be present to sign the lease.  The appointment will take approximately one hour.

Rules and Regulations

  1. Payments are to be directed to: DJH Realty 117 Gunson Street, East Lansing, MI 48823 until Tenant is notified in writing, to the contrary.
  2. Tenant shall keep all personal articles out of the corridors and other common areas and place all articles in such places as may be designated by management.
  3. No sign, signal, illumination, advertisement, notice or any other lettering, or equipment shall be exhibited, inscribed, painted, affixed, or exposed on or at any window or any part of the outside or inside of the unit without the prior written consent of the Landlord.
  4. No awnings or other projections including air conditioners, television or radio antennas or wiring shall be attached to or extended from the outside walls of the building.
  5. Tenant(s) are to protect the quiet enjoyment of other residents and will not play radios, stereos or other such devices in such a manner as to disturb others.
  6. No pets are allowed on premises. Tenant may forfeit security deposit if a pet is found to occupy the premises.
  7. Tenant shall not alter any lock or install a new lock, knocker, peephole, or other attachment on any door of the unit without the written consent of the Landlord. All permitted alterations and fixtures shall remain as part of the unit unless Landlord otherwise elects. Landlord shall maintain working keys to all locks at his election.
  8. Tenant shall take all necessary precautions to conserve on utilities. This is to include the wasting of water, leaving windows open during the heating season, and the like.
  9. No hooks or hangers are to be driven or screwed into the walls, ceilings, or woodwork. Use of nails in walls is not suggested.
  10. No waterbeds are allowed on premises without the prior consent of the Landlord.
  11. The Landlord reserve the right to amend and make additions to the aforesaid regulations when said regulations are required to protect physical health, safety or peaceful enjoyment of Tenant(s) or guests.
